  What is Property Studio?

Property Studio is a web-based application that allows you to manage your rental from anywhere you have a connection to the internet. Having all of your rental business data on one computer is a thing of the past. You never have to worry about software upgrades or computer compatibility again.

The system is designed for individual owners and managers who want efficiency and professionalism in their rental process. If you manage 1-5 units, you may have discovered that hotel-like reservation systems have a steep learning curve, are expensive and have more than you need.  
 
Property Studio was designed with the individual vacation rental owner in mind.   If you are comfortable using your email program, you will have no trouble learning how to use this system.   The system does much of tedious work for you and ultimately helps you provide better service and responsiveness to your renters. Once you become familiar with how the system works, you will quickly come to appreciate all it does for you and your renters.

  Can I access my reservations and renter information when I travel?

Yes.  Property Studio is a secure, web-based management system that can be accessed from anywhere you have an internet connection, from any computer.  Your data is continuously backed up in a world class data center with redundant infrastructure, 24/7 monitoring and a 99.9% uptime track record.
 
Not only that, but Property Studio has the first or it's kind iPhone App for Vacation Rental managers, available for Free download via the app store.

  Can I setup more than one property under one account?

Yes.  There is no limit to the number of properties you can enter under one account.
 
In addition, we support multiple-unit properties, where some information (e.g., general property description, directions, house & arrival information, etc.) is defined once for the property as a whole, while other information (such as rates, photos, availability calendar) is defined for each unit. When entering reservations, you can add one or more units from a multi-unit property to the same reservation.

  If I am a professional property manager, will Property Studio work for me?

Absolutely! There is no limit to the number of properties you can manage through the system.  
 
Property Studio also allows managers to setup payment processing rules for each property, whereby rental payments can be processed from the renter directly to the property owner's PayPal account. 

  What is integrated email?

Integrated email is a unique and powerful feature of Property Studio that allows you to manage all of your rental inquiries through the system, regardless of  the source of the inquiry.
 
Standard email functions are available (reply, forward, save as draft, and custom folders), however, there are many more benefits of integrated email.  Customizable email response templates allow you to reply quickly and professionally to inquiries and reservation follow-up items.  Payment reminders and other reservation follow-up messages can be scheduled for automatic delivery  based on the status of a reservation, and follow-up communications are automatically tracked and filed with the each reservation.

  What forms of payment can I accept for my bookings?

Property Studio allows you to receive credit card payments online, processed directly to your PayPal account. The process is completely integrated with a step-by-step online reservation confirmation process for your renter. 
 
You may choose to accept other forms of payment (check, money order, bank wire, or any other types of payment that you process manually) and Property Studio will present these options to your renter during the online confirmation process.

  What makes the availability calendar different from others?

The Property Studio availability calendars are color coded so you can easily distinguish between available days, last minute discounted days (if applicable) and bookings.  Reserved days on your internal calendar are further color-coded by reservation status.  
 
Your Property Studio availability calendars allow you to see pending reservations vs. those that have deposits paid vs. those paid in full. Simply hover over any calendar cell for a quick view of reservation details (renter name, payments due, arrival information and more).  When you use Property Studio to manage your reservations, your availability calendar is automatically updated for you.

  What if I already use another availability calendar?

You can easily include a link to your stand-alone Big Bridge availability calendar from an existing property web site or other listing service. Unlike the calendars offered on other listing sites, the advantage of using your Big Bridge calendar is that you don't need to update it manually.
 
By virtue of using Property Studio to track and manage your reservations, your availability calendar is always up to date. Not only that, but if you have Last Minute Discount advertising turned on, your calendars are always up to date with your current Last Minute deals based on upcoming vacancy.

  Do I need a PayPal account in order to use the system?

No, you can use Property Studio without having a PayPal account.  You only need a PayPal account if you want to take advantage of Property Studio's integrated payment processing feature, which takes all of the work out of tracking payments and due dates.
